The previous owner faced personal challenges and was unable to maintain his townhome, resulting in significant clutter. Mountains of empty beer cans and boxes! A team of 19 helped clear it all out, followed by immediate cleaning and floor repairs to get it back on the market quickly—ready for an investor to take on a larger-scale renovation.

4002 W Eisenhower Blvd, Loveland

This 6-acre property with over 6,000 sqft and a guest house was my biggest project yet! After the original owner passed without heirs, the once beautifully-custom home had fallen into disrepair. It sat vacant for so long, that squatters had taken up residence. Once we helped them relocate, we restored both houses to livable condition—fully gutting and starting new with the guest house and updating the main house with new carpet, paint, appliances, a half bath, deck, basement flooring and shower, plus new toilets. Midway through, we had to fire our contractors and luckily brought in a family friend to finish the job. It sold for $1,275,000 to a buyer who’s turned it into a true masterpiece!

1584 Vrain Street, Denver

My client was drawn to this half-duplex for its prime location—just a short walk to Sloan’s Lake, one of Denver’s most sought-after areas. However, the property turned out to be a severe hoarding situation. Entry required assistance from the sheriff, and a crew of over 20 was brought in to clear out the extensive belongings. The amount of debris completely filled the front yard, and years of neglect and decomposition rendered the interior beyond repair. We ultimately sold the property in as-is condition to an investor, who gutted the home and transformed it into a beautifully renovated space. That investor later sold it for $930,000.

This was my first personal foreclosure flip. I purchased the condo using a loan from my parents and won the bid without any competition. At the time, I was both shocked and thrilled, but that excitement quickly gave way to the reality of what I had just taken on.

My contractor got to work right away, installing new carpet, patching drywall, and refreshing the space with new paint. We even added a laundry room to boost its appeal. I was able to get it under contract fairly quickly, but during the process we discovered a hidden health lien on the property that required full remediation.

After $12,000 in unexpected remediation costs and another $9,000 in additional renovations, I was finally able to resell the home at a high enough price to cover the surprise expenses. It was a trial by fire, but one that taught me invaluable lessons for future flips.

After three months of unsuccessful foreclosure bids, I shifted my strategy. I began working with a wholesaler who specialized in run down, off market deals.

Before long, a condo similar to the one I had flipped earlier landed in my inbox. It was a first-come, first-served situation, and another investor was already showing serious interest. I spent two focused hours doing as much due diligence as possible. Fortunately, the other buyer couldn’t close on the proposed timeline, and my offer was accepted.

This turned out to be a fast and straightforward flip. We updated the flooring in two rooms, repainted the entire unit, steam-cleaned the carpets, and swapped out light fixtures to modernize the space. It hit the market and went under contract in just eight days, ultimately giving a buyer the opportunity to live in Denver Proper for under $200,000.
